A 2003 to 2015 Build-Out

Alamo Ranch went up in one long push between roughly 2003 and 2015, so the houses are close in age and they fail in waves. The oldest streets are past the point where a builder-grade water heater, a pressure regulator or a set of angle stops can be expected to keep going, and the newer sections are only a few years behind them.

What plumbing in Alamo Ranch actually looks like

Alamo Ranch is a young neighbourhood by San Antonio standards. The bulk of it went up between roughly 2003 and 2015, which means the plumbing story out here is completely different from the one inside Loop 410.

There is almost no galvanised steel and very little polybutylene. Supply is PEX or CPVC, waste is PVC, and none of it is rusting closed. What that removes is the whole category of corrosion failure that dominates older parts of the city. What it does not remove is anything to do with the ground: Alamo Ranch sits on the same expansive clay as the rest of the west side, and slab-on-grade construction over clay produces the same movement, the same stressed pipework and the same under-slab failures regardless of what the pipe is made of.

So the calls we take in Alamo Ranch cluster differently. Fewer pinhole leaks and brown water; more water heaters reaching the end of a builder-grade service life all at once, more fittings failing where CPVC has gone brittle in an attic, and more slab and yard leaks driven by soil rather than by material.

Every water heater in the neighbourhood is coming due at the same time

This is the single most predictable thing about plumbing in Alamo Ranch, and it follows from how the area was built.

A subdivision that went up over a few years got its water heaters over those same few years, and they were builder-grade units chosen on price rather than longevity. On San Antonio water, a builder-grade tank does well to reach ten or twelve years — the hardness scales the bottom of the tank and the anode rod is spent long before anybody thinks to check it. Houses built in 2006 are now well past that, and the ones built in 2013 are arriving.

The practical consequence for an Alamo Ranch homeowner is that a failure is not a surprise, it is a schedule. If yours is original and the house is more than a decade old, you are on borrowed time, and replacing on your terms costs considerably less than replacing at two in the morning with water coming through a ceiling.

That loop of pipe in your garage

Walk into the garage of almost any Alamo Ranch house and there is a pair of capped stubs on the wall near where the supply comes in. That is a softener loop, put in by the builder so a water softener could be fitted later without re-plumbing anything.

In a great many houses out here it is still capped. The builder installed the loop, the buyer had other priorities in year one, and fifteen years of 15 to 20 grain water have gone through the house untreated since. The scale that produces is why the water heater failed early, why the dishwasher never made its rated life and why the glassware never comes out clear.

The good news is that the expensive part is already done. Fitting a water softener into an existing loop is a short job, because the pipework, the drain and usually the outlet are all sitting there waiting. If you have wondered whether it is worth it, the loop on the wall is the builder’s own answer to that question.

Irrigation, HOA landscaping and where the water bill goes

Alamo Ranch runs on irrigation. Nearly every property has a system, the HOA landscaping expects them to be used, and in a west-side summer they run hard.

That changes what a rising water bill means here. In an older neighbourhood a bill that climbs points at the house. In Alamo Ranch it points at the yard first, and the usual culprits are a cracked lateral, a valve that weeps after the zone shuts, or a solenoid that never fully closes. None of those surface visibly for months in this soil.

The other irrigation-specific item is the backflow preventer on the supply to the system. It sits above ground, it is exposed, and a hard February freeze splits them across whole streets at once — which is why the week after a freeze is the busiest irrigation week of our year. Backflow testing is due annually on those anyway.

If the bill has climbed and the house is dry, yard leak detection is the right call rather than a plumber walking the house.

Slab leaks in a neighbourhood this new

Homeowners are often surprised that a house built in 2010 can have a slab leak, and the surprise comes from assuming the pipe is the variable. It is not. The soil is.

Expansive clay under a slab lifts and drops with the seasons whatever is cast into it, and a supply line bearing against aggregate wears at the contact point over a decade regardless of material. Add construction damage — a line nicked during the pour, or a fitting under stress from the day it was installed — and slab leaks in Alamo Ranch run on a schedule of their own rather than an age one.

I was very happy with the job that David and Brendan from Silverback Plumbing & Drain performed on my toilet. They were able to come out to my house within a day of my phone call, which was wonderful. They replaced the seal in my toilet tank quickly and showed me how my old seal had bumps on it (causing it not to seal properly anymore). Additionally, they fixed the chain that connected to the handle for free after I explained that sometimes the handle doesn’t flush properly. I also was satisfied with the price that I was charged for replacing the seal in my tank.
